ISO - A good Incall location

I have a lady friend that is looking in Dallas area for a new incall. In the past, she has had incall apartments in Plano on Renner east of 75 and near Frankford and the Tollway.

The problem was that all these apartments have nosy landlords who can enter your apartment to do inspections with only 24 hours notice.

She does a lot of BDSM sessions, so the apartment was always filled with kink equipment. That's not a good look when the landlord comes in the door.

Eventually, she got tired of fire drills where she had to quickly move everything into storage or cover it under blankets. So, she now plays in hotels.

But she would like to get a house or apartment where there are no sudden inspections. She would even use a commercial space if it had a shower and bathroom.

Does anyone know a good, isolated house or apartment or commercial space in the DFW area where a lady can set up shop? It would seem that if you go far enough north or east, you should be able to get a rented house in an exurban town (Anna? Far north Frisco?).

Alternatively, it seems like there has to be a small warehouse in the Design district or in the mid cities where you can do your business without worrying about the landlord.

Fort Worth has apartments that have less landlords who are nosy. Maybe should she rent a suite some place? Unless she needs discretion for clients being very loud.

The main problem is landlords conducting inspections - especially surprise ones.

She probably needs a suite with a shower in a warehouse in an industrial area. Or at the back of a strip mall.

The big apartment complexes are brutal.

Why would a landlord do a 'surprise inspection'....? I'm wondering if it was because she drew attention somehow?

I think it is rare that a landlord comes into an apartment of any reason... unless they know there's a problem with the plumbing or something like that...

I'm guessing (can google/ChatPT it) that landlords have to warn a tenant and the tenant has to agree on a time for an apartment manager or maintenance person coming into an apartment....

I don't think landlords will come inspect unless there is an actual problem or the neighbors are reporting her to the landlord.
Most of the houses that are rented don't have landlords bothering the tenants unless they get calls of the tenant being a problem.

Have her change the lock on the deadbolt if the Landlord is snooping which is what it sounds like. Any Landlord doing that "Spot Inspection" crap is probably hiding cameras.

Sex Workers are usually the best Renters.

Any Renter who pays the full amount on time in this day and era is like freaking gold.

There is a Generation of 30 somethings who feel they can live rent free and you needing Rent as a Landlord is a "You" problem and not a "Me" problem.

If your renting from me and pay on time like clockwork, you can perform Alien Autopsies in the Apartment and I could care less and i'm not alone in that thinking.

Late to pay and always giving piece meal payment, yeah I want you gone and will use any excuse to get you gone.

It is in her lease that the landlord WILL do inspections. She did not do anything indiscreet.

And, for what it is worth, I live in an expensive high-rise apartment in downtown and there is a clause like that in MY lease.

And if you re-read my first tweet, I said that the landlord does give notice - 24 hours. Which is totally insufficient.

None of that applies to her.

She is not in a house or a small property. She has rented in those giant apartment complexes in Plano that have hundreds of units. And both she and her clients are discrete. Clients pull into the garage and she closes it automatically behind them. So neighbors can't even see the men.

If she's going to the measures of moving somewhere else, she might try asking the landlord to change the clause on 24-hr announced inspections (or whatever)....

Everything is negotiable. She can come up with a creative reason as to why she needs to either have a longer notice... or, maintenance is done only if/when she contacts the landlord with an actual problem that needs to be addressed.

Keep in mind, that landlords don't like to lose tenants and may be willing to negotiate.

A different perspective…. The only problem I see is if a client was there when the inspection actually happens…. Which could be avoided with the 24 notice. Who cares what she has in her apartment? Is practicing BDSM in one’s personal life illegal? No. I bet those inspectors see all kinds of crap… from recreational drugs, sex toys, mounds of dirty clothes and dishes, unflushed toilets, and the list goes on.
She might get some sly smiles from the maintenance crew going forward but that’s minor compared to having to move all your stuff every couple of months.
