my two cents on this topic...

1. Incalls should be easy to find, easy to find parking, private, clean and quiet
2. Inside if 2 bedrooms, 2 seperate showers (I don't mind seeing the roommate especially if she's all dolled up, friendly and advertises herself well)
3. Also the incall should be comfortable (like heading to a girlfriends apartment)
4. Clean towels, dry floor, shower gel/soap and mouth wash
5. Should never be any left behind evidence of any prior activity (I.e. Used condoms come to mind)

Seeing another provider there doesn't bother me but I personally want to be discreet when it comes to another client in the same incall and don't want to have a session at the same time as someone else. I do believe that a 2 bedroom apartment would work out as long as both of you can schedule your appointments well and respect each other.
